Getting your property ready to list.

If you are getting ready to list your property on the market, staging your property is an incredibly important step. Creating a good first impression for the prospective buyer can make all the difference. What will they see, hear or even smell when introduced to your property for the first time? Setting the stage for a good impression is a vital part of the process. Here are some tips for preparing your property:

INSIDE -

  • Remove all clutter anywhere you see it, in all rooms, storage spaces, closets and bathrooms.

  • Make sure surfaces are clean and free of dust, smears and smudges. Sweep, vacuum and mop floors. Clean and clear obstructions from windows so that plenty of natural light can brighten up spaces and make them look more open and cheery.

  • If need be, rearrange furniture for easy navigation. Is some cases it might be a good idea to minimize the amount of furniture so a room can open up and look bigger.

  • Bathrooms need water stains cleaned, tile scrubbed, fresh caulking if necessary, leaky pipes or faucets fixed.

  • Touch up or paint walls and repair dents, scratches, nail holes, etc.. If painting, brighter neutral colors are best.

  • Repair broken or loose components such as doors, windows, latches and locks, switches, railings and banisters, steps and so forth.

  • Make sure all lights and switches are working, fix loud fans or vents, and have HVAC and water heater checked or repaired if needed.

Outside -

  • Check around the exterior of the house for any repairs that need to be made. The front door typically needs cleaning or new paint. Check the siding or brick walls for cracks. Repair or replace patio and window screens. Make sure lights work. Clear away insect nests or wild foliage, branches or shrubs that scrape against walls or obstruct paths.

  • Manicure the landscape, mowing and trimming, remove weeds and overgrown areas, dead plants. Remove debris, especially refuse of any kind. Clean patios and driveway, remove oil stains.

  • Don’t forget to organize and clean the garage, removing clutter and excess storage.
